Fly on the Wall

Oh how I wish I were a fly on the wall... okay not a fly because they are gross disgusting little beings but maybe a beautiful portrait like in the Harry Potter movies that are alive and can see and hear everything! Getting weird yet? My point is, I want to know what people are saying about our home on these showings!

The big question has come up in the past two days of, "I wonder what people are saying about the house". We have had 7 showings of our house with different realtors in the area and haven't gotten a lick of feedback yet. So, what did I do? Merely what any 1st time home seller would do, I GOOGLED! "How to find out feedback from home showings". On my google search I came across a lot of message boards that realtors use in helping with seller and buyer feedback. Most the realtors say that they contact their seller once a week to touch base, ours has not. We never established this with our realtor but how were we to know? The information I came across gave me the insight to contact our realtor and ask the simple question of, "Can we have feedback on the home showings thus far?" The realtor is getting paid to help you sell your house so I think its a question worth them finding out by contacting the other realtors that have shown our home.

Hopefully soon I will recieve a reply back with my questions answered but until then for some of you that have not sold a home before, here are some things I just learned! Don't you love learning from others mistakes...

  • When you meet with your realtor talk about how they conduct their business
  • If you want feed back on your home come up with a way that you and your realtor will commuicate this, weekly? after every showing? only if the looker is interested in buying?
  • Don't have expectations to high for the feedback since you already know deep down what is worng with your house
  • Be ready for bad feed back
  • Contact your realtor if you do have questions - you're paying them to sell the house!

Staging my House for Sale

Friday and Saturday were super busy days for Walk-through's! We had 2 couples in on Friday and one on Saturday which of course means that on Thursday after work I had to buckle down and really clean up the house. George was gone all week with work in Iowa so that means the house was a little more messy then usual. I kind of let my guard down a little when my husband is away. Don't you?

I have also been reading up a lot on tips for selling your home and I'm kind of at a 50/50 point of “yes, I think that will help sell our house” and “Their crazy if they think I'm doing that”. I've also talked with a few co-workers about the staging of a house and they brought up amazing points! Living on the East cost or in a large city and selling your home is quite different then selling a house in the midwest in a town of population 15,000.
Here is my list of what I have done and along with what I didn't do, maybe you have some recommendations as well:

#1: Clean!

I believe it is important to have a clean home and keep it clean. Prospective buyers don't want to see bugs in the window ceil,  counters cluttered, toilets yucky, floors unclean. It says a lot about an owner that keeps there home functional and organized. It says to the buyer that you kept up with this house and that you are not trying to hide anything. It also makes the spaces and rooms look bigger and bigger is better!


#2: Organize!

This was very hard for me, if you read back a little in my blog I told you about my husband and I being “Closet Clutter-ers”. On the outside everything is perfect on the inside behind closet doors there can be some dysfunction. I tried my best to organize clothes and shoes in the closets, put things away in drawers, and in the kitchen especially organize the cluttered drawers. Passer through's will open closets and drawers to see what space is available. You better not have junk falling out onto their heads!


#3: De-Personalize the home:

OH geez this was the hardest! It's my first home, how do I take down pictures of family, friends, and my husband and I when were still living there! It's really really hard for my since I live 1400 miles away from family and the pictures are all I have. You have to do it though. The articles say you have to take yourself out of the house… it's not yours anymore (or it wont be). Buyers want to envision themselves living there so it can be hard if you have wedding photos every where. I just had to tell myself they will go up in the new house, no worries.

#4: Fix what can be fixed now:

Go through and fix items that may be a barrier for selling the home. Maybe there is a hole in the wall… patch it up and paint it! Dead light bulbs… Replace them! Yucky silver faucets in the bathroom? Replace them or shine them up. All of these things are a minor cost to selling your home.

#5: Give them something to remember about your home:

I read in one article how the home owner made the guest bedroom look like a guest room at a hotel by turning down the bed and putting mints on the pillows. That's a little far fetched for me however I think you should do something special. We have a cute bench as you walk into our house so I placed a ceramic bowl with oranges in it on the bench. (No one has taken an orange so I think they realize it's for decor :) Then on our Kitchen table I pulled out a matching ceramic plate and pitcher to be in place as our center piece to the dinning room. I could add flowers but it's Winter here and that's just not going to be that much of a payoff for me to invest in. However! Putting plants in eye catching places in the home is a great idea as long as you keep up with them!


Things I wont do: The articles say a lot about De-cluttering and I'm sorry but I just can't live trying to figure out which bin has what items I use every day. Here are some things that I don't think are relevant in the Midwest.
  • Renting a storage garage to put extra furnishings & boxed items
  • Take all items out of your bathroom and place in a box that you can pull out and use everyday… Are you nuts! I would misplace everything.
  • Replace windows & repaint rooms white: No… the new home owner can do that
  • Remove all books and movies from shelves and box them
  • Put all items in the basement into storage… Did I mention I do still live in my house that I am selling?
*Some of these things just don't matter to us… we are only two people and really haven't accumulated that many items that our house is cluttered. I believe that as long as everything has it's place and is organizes that the future buyer can look past those things and see the house for what it is. If we were already moved out of the house I think that staging and selling would be an entirely different case for us then the one were in.

The Girl Cave

I don’t know about you girls reading this but I have a HUGE problem with working out in gyms, I always have. I HATE when people watch me work out. Even if no one is actually watching me I still feel like I am being judged:

“What is she doing?” “She’s doing that wrong” “That’s weird” “She’s too intense” “She’s not intense enough”

For myself grown up being athletic you would think I never would have these issues but I can always remember having them. Even in high school at 111lbs I remember hating to wear swim suits in public because I thought I was being judged: “She thinks she’s the ISH” - PS… never thought I was.

As for working out in gyms… I never really have. Yeah they make you take weight lifting in high school but that wasn’t bad. Mainly my work outs were with sports teams and that was ALWAYS outdoors. I can totally get fit with out any weights just by doing things I learned through those boot camps.

Now I’m older… I’m not coaching right now which in the past saved me because I would work out with the team. Now it’s the gym. My husband and I belong to Anytime Fitness which is a 24-7 nation wide gym. We live in a town of 15,000 so there are really only 3 gyms to belong to. The Rec Center, Anytime, and some creepy place off of main street.

If you are a die hard, motivated, gym enthusiast like my husband then Anytime is perfect for you. He gets up at 4:45am every other morning and gets to the gym by 5:10 or so when less people are there. Most the people that are there that early are the runners on the treadmills and they’re die hards. Most lifters like my husband are usually in the evenings which is why he loves it. He can get up and not worry about waiting for weights, or that someone is going to jump in on his reps (a major Gym NO-NO!)

For myself however, 5am is just not possible. If you read my blog a little bit back I stated that I was going to try and work out at 5am at least twice a week. I made it twice! I have really come to the realization that I am just not a morning gym person and when I’m there I’m not even putting in the effort! The other thing I hate is when I go in the afternoons it’s packed by all the 8 to 5ers after work hitting the gym. At my gym there is no space to move around. You have your treadmills and elliptical in an L shape along the windows and one wall. Then you have3 rows of your Stationary Weight lifting machines and the Cables area which takes up a huge chunk. Then a spot the size of maybe 8' x 8’ of empty space with all of the medicine balls, exercise mats, balance balls, etc. Then right next to that all the Free weights that the guys use. There is NO room to have your own space and I hate when it is empty in the Free area because you still have guys next to you barely working out. Sorry boys but most of you that I see in a gym aren’t working out. You lift a bar bell for 10 reps at a high weight then sit and talk to your buddy for 2 minutes then do the next one then walk to get water then talk a little more… “I was at the gym for 2 hours today” whoopie for you – you accomplished nothing in that 2 hours. (Such a pet peeve of mine!)

So I have had enough! I want to get a good work out in and finally I have figured out what works for me! (Just in time to move, right?) Before my husband moved out of his parents house back in 2009 he bought a nice exercise set. It came with a bench that you can do many weight lifting exercises with. Well that machine followed him to South Dakota and is set up in the basement. Ever since he moved here and joined Anytime he hasn’t really used it and you know what happens when Guys don’t use something – Girls take claim of it.

I revamped our little work out area first by taking off all his “Manly” weights from the bench and bars.

Then I added in a few of my own necessities that I’m used to having at the gym but can never use! A 3-piece kettle bell set, a exercise ball for people 5’3 and under (That's me!), and an exercise mat.

We have a carpet down there but it’s slippery and not all that comfortable. My final touches were adding my exercise posters on the mirrors we have down there. I’d really like to hang the mirrors but that is pointless since we are moving soon. I better not put holes in the walls….

I have already been on a roll this week with my fitness goals. I have not cut out Anytime completely since I still need to get my cardio done, but now when I’m at Anytime I focus on Cardio and that is it. No more worrying and stressing about space being free when I want to that machine or area.

{Sunday} Went to Anytime with George. Did the elliptical for 28 minutes on intervals, then my area was open to do some medicine ball work, then the free weights were empty besides what my husband was doing so I did some reps there with dumbbells. 

{Monday} Worked out at home 45 mins – Tried my kettle bell work out for the first time. They are amazing and I love them so much!

{Tuesday} Went to Anytime right from work – Did 30 minutes on the Elliptical. Really wanted to do a running interval I found online but couldn’t cause all the treadmills were taken. So I went home and did a 30 min. work out in my girl cave again. It was so much fun blasting my girlie work out music (They don’t play much Kelly Clarkson at Anytime) and getting to do my work out with worrying about anything but if I was pushing myself as hard as I could.

{Today} Leaving work early since I do phone calling tonight from 6-8pm. I plan to workout for 60 minutes at home then tomorrow hit Anytime for some Cardio after work again.

The new house needs to have a work out space… especially if we live in the country away from town where there is hopefully a gym.

{ Realtor.com – Trulia – Zillow }


Well, ever since George and I decided we were going to accept  his job opportunity in Western Iowa we have been searching for houses like crazy.
I think I now belong to – Realtor.com, Trulia, Zillow, and MLS

{ Why so many? } Each site has a different information more or less that I need to know! And I need to know everything!

Realtor.com – Great for overall home searching. Comes up with the most listings when searching. Downside – They NEVER have enough pictures of the homes posted… the most you get sometimes is 4. Come on people you’re trying to get me hooked! I don’t like guessing what the kitchen may look like.

Trulia – GREAT PHOTOS & Virtual Tours! Always shows 10-15 photos of the home. Most have tours with them as well. Downside- Sometimes agents don’t list on Trulia.
Zillow- My go to when I can’t find what I’m looking for on Realtor.com or Trulia.

MLS- gives overall information, but my LEAST favorite search tool.

{  How is the Search going? }

Well searching is fun, but finding houses I love out side of our price range and area is not FUN! At this point we aren’t ready to buy. George is just starting to transition to his Iowa dealers and when he bought our current house he bought it under the “New home owners Act” which Obama tried to get the housing market to come up. George received an $8,000 credit towards the house but he has to own it for 3 years…. 3 years is in March so we can’t sell until then.

With my luck and situation I will end up LOVING a house and it will get snatched up before we can seriously go look at it and make a realistic offer.

{ Pros }

Its really exciting to pretend that certain houses I am looking at may be our future house! Can I envision myself living there… will we have a nursery in that house? Where can I put my garden. Craft room… have to have one!

{ Cons }

Getting really excited about a house and realizing its no where near where we want to live nor in the price we want.

Example: This past weekend George and I can across a wonderful 4 bed 2 bath farm house on 39 acres for a decent price in our middle range. It seemed at first that the house was just outside of Ames, IA where we hope to live and it had just come on the market. After searching on Google maps I couldn’t find the town of “Elliott, IA” any where near the Ames area… So I typed in the homes address and there it was… Elliott Iowa South West of Des Moines! That’s no where close to where we were looking! Stupid Realtor & Zillow you got my hopes up!

We truly would like to live as close to Ames as possible. My top five towns are in this order: Boone, Nevada, Stratford, McCallsburg, Maxwell

All the towns I just listed have houses that we like. Boone is my number one since I think it has the most potential for a house we both agree on, a community that is diverse, and it’s only 15 minutes West of Ames. The other towns are nice but all of those houses are out on dirt roads. Not that I don’t want to live in the country… I do. But there are major things to be said about living close to town when a storm hits, or you need groceries, the gym, PEOPLE….

{Spearfish Snowmobile Weekend}


One word {AMAZING!}

The weekend was a success minus the snow storm on the way home yesterday (4-8 inches in the hills).

{Friday}

We woke up to 3 inches of snow on the ground… GREAT. Just what we needed. George looked at the roads through the cameras online and interstate 90 was awful. I got up and decided to go to the gym to start out my day off. I got all the way to the gym with out the roads plowed or sidewalks shoveled, walked into the gym and realized… no gym shoes. I was so ticked at the snow and us maybe having to cancel that I forgot my dang shoes. I jumped back in the jeep and went home to see George plowing the driveway. I seriously didn’t even want to go back out and felt guilty so I grabbed a shovel and did the walk way, steps, and porch. When I got in George and I talked and decided to go but were going to wait until around noon to make sure the roads we clear. Right about noon we headed out the door, dropped off Winston at his “Stay-cation”, got Micky D’s, and hit the road. Now only 4.5 hours to drive. :/
The roads weren’t too bad, its just that the drive takes forever to get to the west. Spearfish is located just a few miles short of the Wyoming boarder. Once we hit the town we had to drive another 20 minutes into Spearfish Canyon where the Lodge was located.

We arrived to the Lodge around 4:30. Really neat to see all the snowmobiles lined up outside in the parking lot. The lodge is really pretty and has Canyons surrounding it. My favorite part = no cell service! George was freaking out. :) Once we got checked in we realized we were in a Suite! The “Custer Suite”. Here is what is looked like.

Once we got settled in a bit I lined up all of our gift cards. If you didn’t read my post from before; My parents bought us this stay so it includes 2 nights, 1 full day snowmobiling, 1 dinner, 1 breakfast, 1 cocktail

Friday night after George caught up on some Work we headed over to the Latchstring restaurant located across the street. They had well lit paths to walk over. It was pretty empty besides another couple but it was still early, about 6pm.

At dinner I decided to go all out and have the Special which was a Bison Sirloin that was marinated in a teriyaki sauce, mash tators, and carrots. MMM-mmmmm! George got the beef sirloin. I seriously wish I had taken a picture because when she brought mine out is was HUGH! It had to have been between 10-12oz. I only ate about half. After dinner we got changed and went to the hot tubs located on the second floor deck. I haven’t been in a hot tub outside since high school and George never has. It was about 20 degrees outside so the deck was all iced up. We were cracking up trying to get the cover off of it while our toes were freezing off! It was nice at relaxing and a great way to start the weekend. After the hot tubs we changed for bed and passed out at 9pm… don’t judge us we were still on central time so really it was 10 pm! :)

In the morning we woke up at 6:30am got all our layers on.

We headed over to breakfast at the Latchstring Restaurant to use up our breakfast coupons. I had over easy eggs, breakfast potatoes, and sausage links. George had Scrambled eggs, Potatoes, and bacon. It was super yummy again! Around 8:15 we got the rest of our gear on:
  • Take off jeans put on Snow pants
  • gloves
  • hat
  • grab helmet
  • grab goggles
  • grab key card, debit card, and snowmobile gift cards.
We went over the the garage to rent our snowmobiles and what did I forget…. my license! duh! After we filled out all of the paper work the guy showed us how to use them. They are just like our 4-wheeler so I was less nervous. They also had heated handles! Super useful!

We were on the trails by 8:30! At first we weren’t really sure where to go so we just went. But then George stopped at a site that said “Dancing with Wolves site” so we had to get pictures!

We think that this part was filmed at the very end when the Native Americans retreat to their Winter camp site. We want to watch the movie again to see if we can pick out the part of the movie, but I’m pretty sure its that part.

We drove for another 30 minutes or so and came up to a wide open field where there was a cottage. No electricity!

After that we decided to hit trail 3b that went across the Wyoming boarder and up to a look out peak. It was super windy but what a view!

We went into that little tower to get warm and sure enough we here “ring ring ring”…. “Beep Beep Beep”… “Tweet tweet tweet”! Our phones were going nuts because we finally got service! We ended up staying put for 20 minutes so George could return some phone calls. We also got the map out to see where we wanted to head next. It was about 10:40 at that time so we wanted to take the long way to the “Trailhead Lodge” where the snowmobile guide told us to stop for lunch. We decided to take trail 3 all the way South then cut over to Trail 2 east then 2s. (I know this makes no sense but if you ever go you’ll know!) The trails were marked very well, every 50 feet there was a diamond to let you know you were still on the trail and not private land. Then every 200ft was the same diamond but with the Trail number on it. At every juncture they also had a post with a map on it with a helpful arrow saying “you are here”. We only got turned around once.

May favorite part of the entire day was when George and I were on a back trail that was surrounded by trees. He was in front of me by 30 feet and out of the corner of my eye to the left I see a small coyotes hauling ass towards the trail. All the sudden it was running next to George, he slowed down a bit then decided to challenge it so he was right up behind it. I was secretly hoping he wouldn’t hit it, and he didn’t he booked it around and all the sudden I was next to the little guy. He was running at least 40 MPH! It felt like he was with us for a while although I’m sure it was only 20 seconds or so. I sped up and left him in the dust. Seriously coolest thing ever! My name shall be “Snowmobiling with Wolves”. A little while later we hit the Wyoming boarder again, this time it was a photo opt!

At about 1:30 we finally got to Trailhead Lodge! I was super hungry at this point. This place was packed! We had to cross the 2 line hwy to get to the parking lot, and it was nothing like I had every seen. Every vehicle in the lot was a snowmobile! There was not one person there eating lunch that hadn’t driven in from off the trails! Super neat!

After my hotdog and Georges Burger we headed back out on the trails. My favorite Trail of the day was the one on the way back to our Lodge. Trail head 4 north. At first there were tons of flat open fields. George got his snowmobile up to 70mph! What a loon! I got to about 65mph and then thoughts of my body flying through the air brought me back to reality so I slowed to 55. Towards the end of the trail we we down by a stream with nothing but canyon surrounding us. We had to stop and take more pictures.

We we got back it was almost 3pm. Our bodies were completely sore. My arms, knees, and thighs were throbbing so we decided to return the Snowmobiles and jump in the hot tubs before dinner. Such a great idea! It loosened up my muscles after all the bouncing around and stiffness of sitting all day. We decided to get showers and head into Spearfish for dinner. It had started to rain the the roads were a little icy on the way back to the Lodge. We started to get a little worried as well because the Weather station was calling for 4-8 inches of snow in Rapid city! Yikes! We went out to the Lounge to people watch and use our cocktail cards then went back to the room watched a little TV and went to bed.

Wake up time was 5:30am!

George was up and ready to hit the road so I followed suit and brushed my teeth, packed up our stuff and headed out. We open the door to the parking lot to see 4 inches on the ground and snow falling at a rapid rate! They weren’t lying!

The scariest part was driving the 20 minutes back through the canyon to get to the I-90. Luckily a snow plow did one side of the road and no one was out driving yet. We hit snow the entire 4.5 hours home but made great timing! When we left the GPS said Estimate arrival time of 12:10 - we got to the kennel to pick up Winston at 1 o’clock! Just in time to get changed and hit the gym while the Ravens were on.

It really was an amazing trip and we enjoyed it thoroughly. I was talking to George about the trip and about how at one point while I was riding I realized I’m not ready to have kids yet. I had baby fever there for a little and how could you not when everyone around you has these precious little ones in their lives. How could we have done this trip with a baby? I get worried and miss my dog after 3 hours so how could I leave a baby to go do these things. We’re just not there yet and someday we will be but right now we still have a lot of things to check off of our list including this house that were supposed to be selling. I think George and I are def. ready to prioritize making trips like this one and enjoying being a married couple for a little while longer. But.... No too long of course! ;)

{ The List }



My Name is Brittany and I am a list writing, task checking, calendar marking, will be lost if I don’t write it down, list on top of list addict. 

Hi Brittany…..

Seriously though, I don’t think I can go through a day with out writing a list. If I don’t then I feel like I am not organized. At work I know what I need to get done as soon as I walk into my office, but I can’t start doing them until their written down on my yellow note pad. Because if they are not written down then how can I check them off to tell myself that I have done them! It definitely has to do with my need to accomplish things. I need to see that they were accomplished or else I don’t get satisfaction from doing those things.
I make even make list of list sometimes. 
Such as, with my grocery list. I can’t just write a list of all the items I need to buy, I have to organize them into where you buy them in the store.
  • Dairy
  • Deli
  • Meats
  • Frozen
  • Toiletries
  • Paper Items
Sometimes I write my list and tell my self, “There are only 10 things on the list, you can get them with out it”. So I leave the list in my purse and sure enough I forgot something!!! Must always ALWAYS read the list and check off items.

This weekend I am excited because George and I are going to the Spearfish Canyon Lodge in Spearfish, SD (Black Hills)! For our one year anniversary my parents gave us a wonderful all paid weekend at the Lodge with a snow mobile package included! We get two nights stay, one couples breakfast, one couples dinner, two cocktails, and a one day snow mobile rental that includes 350 miles of trails to ride on. I have never driven a snow mobile so I am very excited since we each get our own so I can go at my own pace. George gets a little more gutsy then I do at times which I learned from our time when we went and did trails on our 4-wheeler.

With a trip though means LIST LIST LIST!

Mine get very detail orientated. First I have my master list and then  I break the list into Days and what I need for each day.

Day before List: (Thursday)
  • Call Kennel to set up Winston for the Weekend
  • Call Lodge to confirm stay and check in time (also to make sure there is snow :)
  • Buy Face covers for George and myself  (It’s cold out side!)
  • Wash Clothes
  • Charge Camera & Video Flip
  • Put Lodge info and gift card in purse!!!!! (MAJOR MUST DO)
  • Put out of office replies on VM and outlook
Master List-

(Bath)
  • Tooth Brush & Paste
  • Comb
  • Makeup bag
  • Face Wash
  • Shampoo + Conditioner
  • Straightener & Hair dryer
(Cold Weather)
  • Snow boots
  • Hand and toe warmers
  • gloves
  • Face mask
  • hat
  • Scarf
  • warm Socks
  • Under amour pants and shirt (warm)
  • Helmets & Goggles (Mine are pink : ) (Georges are Blue :)
  • Snow Pants
(Clothes)
  • Set for each day +1 for snowmobiling
  • Under-roos
  • socks
  • Tank tops for under shirts
(Tech)
  • Camera
  • Flip
  • Phone Charger
  • Nook (For in car reading)
Day 1 List:

Winston’s List – (Friday)
  • Bag of food for weekend
  • Bone
  • Leash
  • 1 toy
My List-
  • Use last of deli turkey to make sandwiches for drive
  • Grab Snacks & Drinks
  • Wear comfy clothes for drive
  • PJ’s
  • Cute outfit for dinner
Day 2 List: (Saturday)
  • North Face Fleece
  • Comfy, Warm, & Practical Clothes for Snowmobile
  • Clothes for Dinner
  • Everything else in Master list
Day 3 List: (Sunday)
  • Send postcard to parents
  • Wear comfy clothes home
  • Call Kennel to tell them what time pick up will be
